1. Building Services Manager


Job Responsibilities:

  • Lead, manage and inspire a team of Building Maintenance technicians, fostering a positive and collaborative work environment to ensure the team’s success. 

  • Responsible to ensure that the entire mall area and workplaces are safe and healthy and comply to building regulations and health and safety requirements.

  • Develop and implement strategic plans for the effective maintenance programs and operation of the shopping mall, ensuring the proper functioning of all building systems and equipment. Identify areas for improvement and optimization in maintenance processes.

  • Efficiently manage the maintenance budget, ensuring cost-effective solutions without compromising on quality. Prepare budget proposals and track expenditures according to the approved budget.

  • Collaborate with external service providers, contractors, and suppliers. Negotiate contracts, oversee vendor performance, and ensure the services are rendered timely and dutifully as per the contract.

  • Manage fit-out projects for the M&E (Mechanical & Electrical) areas in coordination with the fit-out team. 

  • Provide excellent service to tenants by addressing their maintenance needs promptly and maintaining strong communication channels. 

  • Carry out due diligence of activities to maintain the building grounds, facilities, civil & structure, and M&E systems and services of the building and recommend necessary rectification or up-grading works. 

  • Stay informed about local regulations and safety standards. Maintain compliance with all relevant building codes, safety regulations, and industry standards.

  • Keep abreast of industry trends and best practices in building management and recommend innovative solutions for improving efficiency and sustainability.


Job Requirements:

  • Degree in Electrical/Mechanical/Civil Engineering, Facilities/Building Management or a relevant specialized field. 

  • At least 7 – 10 years working experience in facilities/building management and M&E maintenance, preferably in shopping mall or service industry or similar capacity.

  • Possesses good leadership to supervise and manage teams of engineer and technician. 

  • Mature, independent with good planning, organizational and coordination skills. 

  • Good decision making, result driven and excellent problem-solving skills 

  • Good interpersonal and communication skills.

  • High level of professionalism and integrity
